Revitalising the heart of Radstock 

Origin3 was appointed to deliver a comprehensive planning strategy for the Radco site, the flagship store of Radstock Cooperative Society. Located at the heart of Radstock, the site presented a valuable opportunity to drive meaningful town centre regeneration through the creation of a mixed-use development that blends modern commercial space with a variety of new homes, including apartments and family housing. 
The existing Radco building had long outlived its intended lifespan. In response, the Cooperative Society set out a forward-thinking vision to deliver a purpose-built, modern store—one that significantly improves the shopping experience for its members and customers, while acting as a focal point for the town. This redevelopment aimed to reinforce Radstock’s identity, protect vital local employment, and ensure that key community services, such as the Post Office, were retained and integrated within the new facility. 
 
Guided by a placemaking-led approach, the masterplan is underpinned by a series of core design principles. It seeks to deliver high-quality architecture, a strong townscape, and a welcoming public realm that enhances the overall character of the town. The proposals improved permeability across the site, making it easier for pedestrians and cyclists to move freely and safely through the area, while promoting active travel. 
 
The development established a balanced mix of uses to support both residential life and commercial activity, contributing to the long-term vitality of the town centre.
