Delivering Lawley Village: A strategic new community in the Midlands 

As one of the largest new settlements in the Midlands, Lawley Village stands as a flagship example of sustainable growth and long-term planning. Origin3 has played a central role in its success, offering strategic planning, design leadership, and masterplanning expertise from the earliest stages of the development. 
 
 
Lawley Village is a major new community located near Telford, and one of Homes England’s most prominent projects of the 00’s. Designed to accommodate thousands of new homes, schools, open spaces, and essential local infrastructure, the scheme demonstrates how well-coordinated planning can unlock the delivery of large-scale, mixed-use development. We were appointed to provide both technical and planning expertise, leading the preparation of the overarching Design Code and guiding the delivery of critical infrastructure across the site. 
 
 
 
A key milestone in the early stages of the project was the creation of a vibrant mixed-use neighbourhood centre. Delivered early in the development lifecycle, this centre provided a much-needed retail anchor and commercial premises to support the first phases of housing—ensuring that new residents had access to local services from the outset and helping to establish a strong sense of place. The design approach received national recognition, with the scheme being shortlisted for a Housing Design Award and commended for its integrated and people-focused vision. 
 
Over a decade later, we remained at the heart of Lawley Village’s ongoing evolution. Retained as lead consultant by the developer consortium, we oversaw numerous Reserved Matters applications and supported the delivery of high-quality residential neighbourhoods that reflected both local aspirations and national housing priorities. The team’s long-standing involvement stood as a testament to the enduring value of strategic, collaborative planning and building enduring relationship with local stakeholders.
