A distinctive residential led extension to the north of Corsham
Origin3 was instructed to obtain permission for a high-quality and distinctive edge development, overcoming the challenges posed by an active stone mine underpinning this part of the town which had previously contributed to the lapsing of detailed planning permission on the site.
The vision for the development is to create a sensitive urban-rural transition, creating a place with local identity by delivering homes that complement the architectural richness of the adjacent Pickwick Conservation Area. The development will be fully connected with its immediate context, offering pedestrian linkages to existing community destinations. The scheme is set within a generous landscape framework, that will integrate the proposal into its immediate setting and enhance the principal landscape, ecological and drainage features of the site.
The aim was to craft a place where the natural environment has a presence throughout the Masterplan, retaining mature parkland trees, including a Veteran Tree, within pocket parks dotted throughout. Homes and places of work can become an integrated part of that environment connected by tree lined and wooded walks, landscaped spaces and meadow planting, all seamlessly integrating the development into the wider pedestrian network that stretches north into the open countryside of the Cotswolds National Landscape.
Through careful consideration of the complex challenges posed by the site sitting above an active stone mine, our strategy evolved throughout the course of the application in order to fulfil the requirements of local minerals policy while prioritising the future amenity and quality of life for residents.
The development will deliver up to 150 much-needed new homes and an area for small-scale employment, alongside significant green infrastructure and a focus on active travel connections. Benefiting from its strategic location along the A4 Bath Road between Bath and Chippenham, this will be a place where people are proud to live and work—where the outstanding natural environment enhances daily life and supports a strong, sustainable community.
