Envisioning a vibrant new community

We were instructed, in 2014, to consider a strategic land option and prepare promotional material to facilitate dialogue over the suitability of the site for development. The aim was to position the site as a contender for inclusion in the future housing site options for the Stroud District Local Plan.
Envisioning a vibrant new community, we proposed a plan that divides the development into 3 distinct neighbourhoods, whose character is informed by their location in the site and the design set out in the masterplan. These neighbourhoods are seamlessly interconnected by key Active Travel routes, fostering accessibility to essential destinations and work locations across the site.

During the evolution of the project, our proposals have responded to the introduction of meeting Natural England’s Bio-Diversity Net Gain on site and detailed integration of surface water and flood management proposals, including the naturalisation of the existing brook corridor, the opening of multiple culverted watercourses and the creation of a surface water drainage strategy for the site within the constraints of multiple catchments. Moreover, our masterplan seamlessly integrates multiple strategic water mains which cross the site, considers the setting of a Grade II* church to the north and pays homage to the site’s relationship with the Cotswold Area of Outstanding Natural Beauty (AONB) to the east. The proposal was skilfully crafted with a keen eye on phased implementation and deliverability acknowledging the site’s scale and strategic significance.

Subsequently, we have prepared proposals for an initial outline planning application, including public consultation, consultant dialogue and LPA engagement.
