The proposal sought to deliver around 2,200 new jobs and approximately 450 homes, forming a key component in the economic development strategies of both Swindon Borough and Wiltshire Councils. With access to 80% of the UK population within a 4.5-hour drive time and proximity to a strong labour supply, the site was ideally positioned to meet the growing demand for B8 distribution and light industrial uses. 

 

At the core of the vision was a commitment to clean growth. The masterplan was shaped by the principles of the UK’s Clean Growth Strategy and aimed to set a new benchmark for low-carbon, energy-efficient development. On-site energy solutions, biodiversity net gain, and sustainable drainage were embedded from the outset. 

 

The design was also grounded in strong placemaking and urban design principles. The logistics buildings were positioned along the motorway edge to maximise operational efficiency, while residential areas were located further within the site to create a more human-scale, community-focused environment. Approximately 50% of the site was allocated to green infrastructure, including a network of green corridors, ecological buffers, and a centrally located sports hub. 

 

Movement strategies ensured a clear separation between HGV traffic and pedestrian or cycle routes, with a focus on creating a walkable and well-connected community. The integration of homes, jobs, and services supported a sustainable lifestyle, reducing reliance on car travel and enhancing quality of life.
