A village rooted in land and learning
Higher Newham Farm is a pioneering project located just south of Truro city centre. Brought forward through a unique collaboration between Duchy College, the Cornwall Food Foundation, and Living Villages, the scheme re-imagines rural living by placing education, sustainability, and community at its heart.
The proposal sought to deliver a new kind of village—one that blended exemplar housing with a working community farm, an educational centre, and spaces for food growing, cooking, and sharing. At the heart of the development is an education-based farm that offers practical learning opportunities, alongside a cook school and a vibrant community kitchen. This integration of learning, living, and working the land reflects a deep commitment to place-making and long-term social value.
Importantly, the masterplan places the natural landscape at the forefront. Over 80% of the 21.22-hectare site is protected as enhanced green space, with this land gifted in perpetuity to the local community through a charitable trust. This ensures that the rural setting, biodiversity value, and community access are preserved for future generations.
Origin3 played a central role in shaping the planning strategy, balancing innovation with deliverability, and ensuring the scheme aligned with local aspirations, planning policy, and environmental goals. Higher Newham Farm represents a bold step towards sustainable rural development—anchored in education, community, and stewardship of the land.
