Creating a sustainable and connected community on the edge of Northway and Tewkesbury

Origin3, working on behalf of Newland Homes, was appointed to develop a comprehensive masterplan and planning strategy for the Carrant Garden Neighbourhood — a proposed new community located between Northway and Tewkesbury.
To shape a meaningful and sustainable future for the site, we’ve carried out a strategic analysis of both the Carrant Garden Neighbourhood and its wider context. This included a deep understanding of local opportunities and challenges, as well as the long-term ambitions for the area.

Our approach was grounded in a detailed evaluation of emerging technical evidence, site-specific characteristics, and engagement with a broad range of stakeholders — from Tewkesbury Borough Council and developers to technical consultants and members of the local community.

At the heart of the masterplan is a strong placemaking vision: to create a vibrant, green, and well-connected neighbourhood that delivers new homes, employment opportunities, and a community heart, all within a landscaped garden setting.

The Carrant Garden Neighbourhood will be:

A natural extension to the community of Northway,
A launchpad for zero-carbon living for future residents,
And a key link between existing neighbourhoods and the proposed new Garden Town.

Our vision provides a clear and coherent framework for development, underpinned by a set of integrated strategies that together will deliver a high-quality, sustainable, and inclusive place to live, work, and thrive.
