As another year of navigating the complex world of planning draws to a close, here at Origin3 we thought it would be interesting to take a step back and reflect on just how many new homes our clients’ projects could deliver.
Bear in mind that these are the projects we have been working on in 2024, and therefore we have been dealing with the NPPF that was published 12 months ago, setting out a national policy framework seemingly designed to stifle and restrict opportunities to deliver the new homes that people desperately need. Despite these challenges, we were pleasantly surprised to discover that:
In total, the projects we have been working on during 2024 would deliver around 36,000 new homes. That’s a hefty 10% of the Labour Government’s annual target!
Most of these homes – 29,000 to be precise, are in the pre-planning stage. These are sites being promoted through Local Plans using our in-depth experience and expertise in planning policy or being taken through early masterplanning stages. We are also using our knowledge and skills in strategic thinking to find solutions for particularly complex sites, looking for ways to open constructive conversations with LPAs, wherever possible.
Another 6,000 homes are on projects which are in the process, with pre-apps or applications with LPAs.
And we have secured consent for nearly 1,000 new homes this year. 👏
Not surprisingly, the year has seen frustrations and difficulties in progressing sites through the planning process, but we have achieved notable successes. With the publication of the new NPPF, and other planning changes on the horizon, we’re looking ahead to 2025 with confidence and excitement. Times are changing, and next year we hope to be able to report on much increased numbers of homes moving through planning and securing consent. Just think what we could have achieved in 2024 if this new NPPF had been brought in last December!
