Rivershill comprises a large ageing office building in central Cheltenham. Appointed as lead consultant, the brief for Origin3 was to maximise value of the asset through either conversion or redevelopment. The first phase of the project secured a conversion scheme to residential under Permitted Development negotiation with the LPA. The project has now moved to the second phase with Origin3 negotiating a comprehensive redevelopment of the site to comprise a bespoke apartment building. Complexities with the project relate to viability, heritage impact (listed buildings and conservation area), arboriculture and amenity of neighbouring uses.
